Residential Inspections Guide:
4 Point Inspection: A 4 Point inspection is an evaluation of the roof, electrical, plumbing, and HVAC systems. It gives the insurance carrier insight into the current condition of these four major components. The carrier then uses the inspection report to help determine the home's overall insurability. (This inspection is not the same as a real estate full home pre-purchase inspection)
Windstorm Mitigation: A Windstorm Mitigation inspection, also known as a Uniform Mitigation Verification Inspection, evaluates the features of a home that help protect it during a high wind event such as a hurricane. We assess key elements pertaining to the home's roof and glazed/non-glazed openings to help the insurance carrier determine potential wind resistance credits. These credits can often help to reduce the homeowner's insurance premium.
Roof Condition Certification: A Roof Condition Certification inspection documents the current age, condition, and estimated remaining life expectancy of a home's roof. It is to determine if the roof is in acceptable condition with no signs of leaks or significant damage. The report then helps the insurance carrier to assess the home's risk level and determine eligibility for coverage.

Replacement Cost Valuation (Insurance Appraisal)
A Commercial Replacement Cost Valuation, also known as an insurance appraisal, determines the estimated cost to rebuild a commercial property using current construction materials and labor rates. This inspection provides an accurate valuation of the building's structure and features to ensure the insurance carrier has the information needed to set proper coverage limits. The appraisal helps to protect property owners from being underinsured in the event of a loss. This has nothing to do with the price you may have paid, the real estate value or the taxable value for the structure. (We do not take into consideration the value of the land)
Condominium Associations:
Florida law makes it mandatory that all residential condominium associations have an independant replacement cost valuation conducted at least every 36 months – FS718.111(11)a. Failing to do so is a violation of Florida Statute and can be fined up to $5,000.
Homeowners Associations:
Currently, Florida law does not make it mandatory to have replacement cost valuations conducted. However, it is still the Board of Directors legal fiduciary responsibility to properly insure the association’s assets and property. The only way to correctly do that is to have a regular replacement cost valuation conducted.
Timeshares:
These properties are typically resort condominium units, in which multiple parties hold rights to use the property, and each owner of the same accommodation is allotted their period of time. Units may be sold as a partial ownership, lease, or “right to use”, in which case the latter holds no claim to ownership of the property.
